Site location

We have selected a superbly located site in an up-and-coming part of Manchester city centre to bring forward our latest concept in high-quality build-to-rent accommodation.

As shown in the map below, our proposed site is bound by Carnarvon Street to the north, Cheetham Hill Road to the east and Gibson Place to the west. The site is earmarked for residential development within the Great Ducie Street Strategic Regeneration Framework.

Overlooked for many years, this is now a burgeoning part of Manchester city centre, home to a fast-growing and dynamic residential community as well as a host of characterful independent bars, restaurants and businesses.

Just a 10 minute walk from Victoria Station and all of the attractions within Manchester city centre, this is an exceptionally sustainable location for a new residential development.

Our proposals

In this enviable location, we are looking to bring forward a cutting-edge, design-conscious development of new homes for rent. The development will comprise of 237 apartments within a 23 storey building, in a mix of 1-bedroom (35%) and 2-bedroom (65%) apartments.

The design approach to the building is a stepped floor plate that elevates as 2 interlocking blocks. These vary in height and tone, with the lower roof accommodating a landscaped amenity terrace for residents on the 17th floor of the building. A masonry grid wraps the form with expressed vertical piers. The brick material palette presents a calm response for the site and draws upon the rich historic use of the masonry along Cheetham Hill Road and in the city.

The proposal would create a new landmark building in the city centre, promoting place-making, design and sustainable living.

Designed by award-winning Manchester-based architects, Hawkins\Brown, the building will provide an elegant and composed addition to the Manchester skyline, complementing the cluster of new buildings which is emerging around the Ducie Street, Green Quarter and Red Bank area.

At the ground floor, our new building will help to make a positive addition to Cheetham Hill Road, through the provision of a light and airy residents’ amenity space and concierge, as well as a commercial unit which could be suitable for a café, restaurant and/or shop. This would help add vibrancy and create new active frontages along this key gateway into the city centre that will contribute to the character of the public realm and improve the pedestrian experience.

In line with our goal of promoting sustainable forms of travel, the development will be entirely car-free. A cycle parking space is provided for every apartment, split between a large cycle store and designed-in storage zones within the apartments.

Plant and building services are located at the rear of the building with a dedicated area within the site boundary for bins on collection days to ensure clean and clutter-free waste management. 

The high-specification residential apartments will feature designer kitchens and appliances, bathrooms with ceramic tiles and luxury fixtures and fittings and laminate oak wood flooring to kitchen and living spaces.
